Active Listings Weekly

About this chart

This chart counts the homes for sale on ARMLS each week (measured on Saturdays), stacked by transaction type: normal sales, pre-foreclosure / short sales, REOs, and HUD homes. The height of the stack is the total number of listings.

By default it counts Active and Coming Soon listings. Tick UCB / CCBS to include listings that are under contract but still accepting back-up offers, or Temp Off Market for listings that are temporarily withdrawn.

It opens on the last four years for the Greater Phoenix area: the counties, cities, and ZIP codes that make it up are ticked to start with. Use the Period panel to show the last 2, 4, or 8 years, or everything since 2011. The geography, dwelling type, list price, home size, year built, days on market, and New / Resale filters narrow the count to the part of the market you are interested in.

Rising inventory gives buyers more choice and more negotiating power; falling inventory favors sellers. Hover over the chart to see the counts for any week.

Year-to-Date Cancelled Listings

About this chart

This chart shows the running total of cancelled listings from 1 January to the end of each week of the year, a line per year, so this year’s pace can be read against earlier years. Weeks run Sunday to Saturday and week 1 of each year starts on 1 January, so the first and last weeks of a year can be short. A cancelled listing is one the seller took off the market before it sold, counted on the date it was cancelled.

It opens on the latest 5 years; tick other years in the Year box to go back as far as 2001, and use the Month box to count only some months. Use Zoom to latest to see the newest week and four weeks either side, with every year’s total at that week. The chart is updated every day.

It opens on the Greater Phoenix area: the counties, cities, and ZIP codes that make it up are ticked to start with. Tick or untick any of them to change the area, including counties beyond Greater Phoenix. Narrow it further with the Dwelling Type, Transaction Type, and New / Resale boxes and the list price, home size, and year built sliders.

Days of Inventory

About this chart

This chart shows days of inventory each week: how many days the homes for sale would last at the pace they have been selling. Each Saturday, the number of active listings on ARMLS is multiplied by 365 and divided by the closings in the year to the day before. It leaves out UCB and CCBS listings and Coming Soon listings, counting active listings only.

The bars are each week’s figure. The green line is the average of the last 12 weeks; the orange line is the average of every week from the first one shown, so it changes with the date range. It opens on January 2014 to date; drag the handles of the date slider under the chart to choose the weeks shown, as far back as January 2011. The chart is updated every week.
