1. Acceptance of these terms
By subscribing to, logging in to, or using the Cromford® Report website and the charts, tables, posts, data, and files on it (the “Content”), you agree to these Terms of Use. If you do not agree, do not use the site.
The site is operated by Cromford Associates LLC (“we”, “us”), an Arizona limited liability company. These terms apply to every membership level and to members who reach the Content through either this site or the cromfordreport.com member area. The site is offered to you on condition that you accept these terms without modification.
Your subscription gives you a personal, non-transferable license to view and use the Content as these terms allow. It does not transfer ownership of anything.
2. Your account and login
Each subscription is for one named person and is not transferable. You must not share your username, password, or any other means of logging in with anyone else, including colleagues, assistants, team members, or others in your brokerage or office.
- Do not let anyone else use your account, and do not use anyone else’s.
- Do not log in on behalf of another person or show them the site under your login.
- Keep your password private. If you think someone else has it, change it and tell us straight away.
- Do not use automated tools, scripts, or scrapers to download Content.
If more than one person in your organization needs access, each needs their own subscription. We offer team subscriptions for teams and offices, and volume purchases for anyone paying for several subscriptions together. Contact admin@cromfordreport.com to arrange one.
We may treat use of one account from many locations or devices at once, or a pattern of downloads no single person would make, as evidence that a login is being shared.
3. What you may share, and with whom
You may share individual charts, tables, and short extracts with your own clients and with prospective clients, meaning the buyers, sellers, owners, and tenants you are personally advising or would like to advise, including in marketing to win new business, to help them with their own real estate decisions. When you do:
- share it as we provide it, with the “Prepared for” line, copyright notice, and source intact;
- share it directly, for example in an email, a mailer, a handout, or a meeting, or post it publicly as allowed below.
You must not share any Content, in any form, with other real estate professionals. That includes:
- real estate agents and brokers, including those in your own brokerage or team;
- title and escrow officers and their staff;
- mortgage lenders and loan officers;
- appraisers;
- home builders and their sales staff;
- investors and companies that buy homes for resale.
“Sharing” includes forwarding, copying, screenshots, photos, printouts, retyping figures, and presenting Content at meetings, classes, or events for such professionals.
This rule does not apply to anyone who holds their own current Cromford® Report subscription. You may share Content with them, for example with colleagues covered by the same team subscription.
This rule also does not apply to a presentation license. We license certain individuals to present Content to their own office, and a license holder may do so within the terms of their license. Presentation licenses are arranged directly with us; contact admin@cromfordreport.com.
Posting publicly. You may post charts, tables, and short extracts on social media, blogs, newsletters, and listing materials, provided that:
- your own name appears with the Content (the “Prepared for” line in each chart’s heading does this, so leave it in place); and
- the attribution to Cromford® Report and the copyright notice stay intact and readable.
Posting on these terms is not a breach of the rule above just because other real estate professionals can see it. Sending Content to them directly, or posting it somewhere aimed at them, such as a group or channel for agents, is a breach.
If you are unsure whether a use is allowed, ask us for written permission first at admin@cromfordreport.com.
The Content includes data licensed to us by third parties, including ARMLS, and these sharing rules apply to that data as well as to our own analysis.
4. Marking and monitoring of Content
Content we show you may be marked as yours. By using the site you agree to this marking and to the records described below.
Visible marking. Charts, tables, and posts show a line such as “Prepared for Jane Smith · October 7, 2026 6:24 AM AZ”, giving your name and the date and time (Arizona time) the page was shown to you.
Invisible marking. The same pages carry a mark that cannot be seen in normal use. It identifies the specific viewing, and it is designed to remain readable in screenshots, including compressed, resized, and cropped copies. From it we can tell which account a copy came from, and the IP address, date, and time at which it was shown.
Records we keep. Each time you view Content we record your account, your name, your IP address, the date and time, what you viewed, and your browser type. We use these records to protect the Content, to enforce these terms, and to detect shared logins. Our Privacy Policy explains how long we keep them.
You must not remove, crop out, cover, blur, alter, or interfere with any mark, copyright notice, or source line, or try to defeat or reverse-engineer the invisible marking. Doing so is a breach of these terms in its own right.
If Content you were shown turns up where it should not be, the marks will normally show that it came from your account. You are responsible for copies made from your account, so keep your login private (section 2).
5. Breaches and termination
If we believe you have broken these terms, including by sharing your login or sharing Content with other real estate professionals, we may do any of the following:
- contact you and ask you to stop, and to delete or retrieve copies;
- suspend your access while we look into it;
- end your subscription and close your account, without a refund of any unused period;
- refuse future subscriptions from you or your organization;
- take any other action the law allows, including recovering the subscription fees that should have been paid by those who received the Content.
Where the marks or our records show that Content came from your account, we may rely on them as evidence of where it came from.
Cromford Associates LLC reserves the right, in its sole discretion, to terminate your access to the site and the related services or any portion thereof at any time, without notice.
6. Subscriptions, automatic renewal, and cancellation
A monthly subscription is for a period of one month from the order date. Unless notified in writing, monthly subscriptions automatically renew every month.
A quarterly subscription is for a period of three months from the order date. Unless notified in writing, quarterly subscriptions automatically renew every three months.
An annual subscription is for a period of one year from the order date. Unless notified in writing, annual subscriptions automatically renew every year.
To cancel a subscription, send an email to accounts@cromfordreport.com. Cancellations must be received at least 1 business day before the renewal date to avoid further charges. If you used PayPal to set up your subscription payment, you must also cancel the subscription with PayPal to avoid further payments being sent. Cromford Associates LLC is not responsible for canceling your PayPal subscription, as that requires you to log in to your own PayPal account.
Team subscriptions and volume purchases are arranged directly with us, and their term, renewal, and payment are as agreed when you buy them.
We may change the charges for using the site.
7. Ownership, copyright, and trademarks
The Content, including our analysis, indices, charts, tables, and commentary, is owned by Cromford Associates LLC or its licensors and is protected by copyright. All contents of the site are Copyright © 2009 to 2026 Cromford Associates LLC. All rights reserved. Except as section 3 allows, you may not copy, republish, sell, or build products from the Content.

8. Links to third-party sites
The site may contain links to other websites (“Linked Sites”). The Linked Sites are not under the control of Cromford Associates LLC, and Cromford Associates LLC is not responsible for the contents of any Linked Site, including any link contained in a Linked Site, or any changes or updates to a Linked Site. 9. Materials you send us
Cromford Associates LLC does not claim ownership of the materials you provide to us, including commentary, feedback, and suggestions (“Submissions”). However, by providing a Submission you grant Cromford Associates LLC permission to use it in connection with the operation of its business, including the rights to copy, distribute, transmit, publicly display, publicly perform, reproduce, edit, translate, and reformat your Submission, and to publish your name in connection with it.
No compensation will be paid for the use of your Submission. Cromford Associates LLC is under no obligation to post or use any Submission and may remove any Submission at any time at its sole discretion. By providing a Submission you warrant that you own or otherwise control all of the rights needed to provide it.
10. Data sources and liability disclaimer
The data used to create the Cromford® Report is obtained from public records and obtained under license from the Arizona Regional Multiple Listing Service, Inc (ARMLS). Cromford Associates LLC and ARMLS expressly disclaim and make no representations or warranties of any kind, whether express, implied, or statutory, as to the accuracy of the data used or the merchantability or fitness for any particular purpose.

TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, ALL SUCH INFORMATION, SOFTWARE, PRODUCTS, SERVICES, AND GRAPHICS ARE PROVIDED “AS IS” WITHOUT WARRANTY OR CONDITION OF ANY KIND. CROMFORD ASSOCIATES LLC AND/OR ITS SUPPLIERS HEREBY DISCLAIM ALL WARRANTIES AND CONDITIONS WITH REGARD TO THIS INFORMATION, SOFTWARE, PRODUCTS, SERVICES, AND GRAPHICS, INCLUDING ALL IMPLIED WARRANTIES OR CONDITIONS OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT.
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, IN NO EVENT SHALL CROMFORD ASSOCIATES LLC BE LIABLE FOR ANY DIRECT, INDIRECT, PUNITIVE, INCIDENTAL, SPECIAL, CONSEQUENTIAL DAMAGES, OR ANY DAMAGES WHATSOEVER INCLUDING, WITHOUT LIMITATION, DAMAGES FOR LOSS OF USE, DATA, OR PROFITS, ARISING OUT OF OR IN ANY WAY CONNECTED WITH THE USE OR PERFORMANCE OF THE CROMFORD REPORT WEB SITE, WITH THE DELAY OR INABILITY TO USE THE CROMFORD REPORT WEB SITE OR RELATED SERVICES, THE PROVISION OF OR FAILURE TO PROVIDE SERVICES, OR FOR ANY INFORMATION, SOFTWARE, PRODUCTS, SERVICES, AND GRAPHICS OBTAINED THROUGH THE CROMFORD REPORT WEB SITE, OR OTHERWISE ARISING OUT OF THE USE OF THE CROMFORD REPORT WEB SITE, WHETHER BASED ON CONTRACT, TORT, NEGLIGENCE, STRICT LIABILITY, OR OTHERWISE, EVEN IF CROMFORD ASSOCIATES LLC HAS BEEN ADVISED OF THE POSSIBILITY OF DAMAGES. IF YOU ARE DISSATISFIED WITH ANY PORTION OF THE CROMFORD REPORT WEB SITE, OR WITH ANY OF THESE TERMS OF USE, YOUR SOLE AND EXCLUSIVE REMEDY IS TO DISCONTINUE USING THE CROMFORD REPORT WEB SITE.
11. Privacy
Our Privacy Policy describes the information we collect, including the viewing records in section 4, and how long we keep it.
12. Governing law and general
To the maximum extent permitted by law, this agreement is governed by the laws of the State of Arizona, U.S.A., and you consent to the exclusive jurisdiction and venue of courts in Maricopa County, Arizona, U.S.A. in all disputes arising out of or relating to the use of the site. Use of the site is unauthorized in any jurisdiction that does not give effect to all provisions of these terms, including this paragraph.
You agree that no joint venture, partnership, employment, or agency relationship exists between you and Cromford Associates LLC as a result of this agreement or use of the site. Cromford Associates LLC’s performance of this agreement is subject to existing laws and legal process, and nothing in this agreement limits Cromford Associates LLC’s right to comply with governmental, court, and law enforcement requests or requirements relating to your use of the site or information provided to or gathered by Cromford Associates LLC with respect to such use.
If any part of this agreement is determined to be invalid or unenforceable under applicable law, including the warranty disclaimers and liability limitations above, that provision will be deemed superseded by a valid, enforceable provision that most closely matches the intent of the original provision, and the remainder of the agreement shall continue in effect. Unless otherwise specified here, this agreement is the entire agreement between you and Cromford Associates LLC with respect to the site, and it supersedes all prior or contemporaneous communications and proposals, whether electronic, oral, or written. A printed version of this agreement and of any notice given in electronic form shall be admissible in judicial or administrative proceedings based upon or relating to this agreement to the same extent and subject to the same conditions as other business documents and records originally generated and maintained in printed form. It is the express wish of the parties that this agreement and all related documents be drawn up in English.
