Flash Sales – Closings with 1 Day or Less in MLS

About this chart

This chart shows the number of flash sales each month. A flash sale is a closing that spent 1 day or less in the MLS (0 or 1 days on market, cumulative), usually a home that sold as soon as it was listed or was listed only to record a sale already agreed.

It opens on 2016 to date; tick other years in the Year box to go back as far as 2001, and use the Month box to count only some months of the year. The chart is updated every day. The current month is the month so far and is drawn lighter.

It opens on Maricopa and Pinal counties and single-family detached homes, as the original chart did. Use the County, City, and ZIP Code boxes to change the area, and narrow it further with the Dwelling Type and New / Resale boxes and the list price, home size, and year built sliders.

Hover over a bar to see the flash sales, all closings, and the percentage for the month.

Monthly Closed Sales by Transaction Type

About this chart

This chart counts the homes sold each calendar month since January 2011, from residential deeds recorded by Maricopa and Pinal Counties, with each bar split by transaction type: normal MLS and non-MLS sales, new home sales, investor flips, short sales and pre-foreclosures, trustee sales, and lender-owned and HUD sales. It shows how the mix of the market changes over time. Because it is built from recorded deeds, it covers every recorded sale, not just homes listed on ARMLS: new homes, private sales, and investor deals are all included.

It opens on Maricopa and Pinal Counties with everything included. Narrow it with the County, City, and ZIP panels, the Transaction Type, Property Type, and 55+ Communities boxes, and the sale price and home size sliders. Untick years in the Year panel to drop them from the chart.

The records run to the end of last month and are updated monthly. Hover over a bar to see the counts for that month.

Percentage of Home Sales by Intended Use

About this chart

This chart shows what buyers said they were buying homes for, one bar per calendar quarter since 2011, from residential deeds recorded by Maricopa and Pinal Counties. Each bar adds up to 100% and is split by intended use: owner occupier, investor, second home, iBuyer, and unknown. It is about the mix, not the volume.

It opens on Maricopa and Pinal Counties with everything included. Narrow it with the County, City, and ZIP panels, the Intended Use, Transaction Type, Property Type, and 55+ Communities boxes, and the sale price and home size sliders. Untick years in the Year panel to drop them from the chart. Use the date slider, or Full range, to choose the stretch of history shown.

The newest quarter is usually only part of a quarter, because the records run to the end of last month. Hover over a bar to see each share for that quarter.

Multi-Family Permits – Monthly Counts

About this chart

This chart shows the number of multi-family homes (apartments, condos, and other units in buildings with more than one home) authorized by building permits, from the US Census Bureau’s Building Permits Survey. Each bar is the total for one month.

It opens on Arizona with Maricopa and Pinal Counties and every city and town in them, from 2017 onwards. Choose any US state from the State list, pick counties and places, and use the Date range control to look back as far as 1996. The most recent month available is shown under the title.

Permits are an early sign of new construction, so this shows how much new multi-family housing is on the way. Hover over a bar to see its value.

New Listings by Transaction Type

About this chart

This chart shows new listings month to date, each bar split by transaction type (normal, short sale, lender-owned, HUD). Each bar counts the new listings on ARMLS in the same month, from the same first day to the same last day, in each year, so this month so far can be read against the same days of earlier years. A new listing is counted on the date it was listed, whatever happened to it afterwards.

It opens on the current month, from the 1st to the day of the latest new listing, in every year. Use the Month list and the Days boxes above the chart to compare any month and any run of days, and Month to date to return; if the days run past the latest listing, this year’s bar is drawn lighter. Tick years in the Year box (it opens on the latest 16). The chart is updated every day.

It opens on the Greater Phoenix area: the counties, cities, and ZIP codes that make it up are ticked to start with. Tick or untick any of them to change the area, including counties beyond Greater Phoenix. Narrow it further with the Dwelling Type, Transaction Type, and New / Resale boxes and the original list price, home size, and year built sliders.

Hover over a bar to see each transaction type and the total for the days chosen.
