New Home Closings Year-to-Date By Builder

About this chart

This chart ranks home builders by the number of new homes they closed in Maricopa and Pinal Counties. It is taken from recorded deeds, so it counts every builder closing, not just homes that were listed on ARMLS.

Each year is counted from January to the latest month available (shown at the top of the chart) so that years compare like for like. It opens on the current year; tick more years in the Year panel and their closings are added together. Data goes back to 2011.

Builders are named as the brand that sells today, so homes closed by a builder that was later acquired count under the buyer. “Other” collects the smaller builders and closings whose deed does not identify the builder.

Narrow the count with the County, City, ZIP, Builder, Property Type, 55+ Communities, and Sale Price controls. The list scrolls; Print and Download Image show every builder.

New Listings by Month

About this chart

This chart compares the number of new listings in each calendar month across years: each month has a bar for every year chosen, so January can be read against earlier Januaries. A new listing is any listing on ARMLS, counted on the date it was listed, whatever happened to it afterwards (sold, expired, cancelled, or still for sale).

It opens on the latest 3 years; tick other years in the Year box to go back as far as 2001. The current month is the month so far and is drawn lighter. The chart is updated every day.

It opens on the Greater Phoenix area: the counties, cities, and ZIP codes that make it up are ticked to start with. Tick or untick any of them to change the area, including counties beyond Greater Phoenix. Narrow it further with the Dwelling Type, Transaction Type, and New / Resale boxes and the original list price, home size, and year built sliders.

Hover over a bar to see the month’s count and its change from the same month a year earlier; for the current month the comparison is with the same days of that month a year earlier.

Lease Price by ZIP Code

About this chart

This chart shows the average monthly rent per square foot of recent leases in each ZIP code. It covers residential rentals leased through ARMLS, using the monthly rent each lease closed at, and places each lease in the month its tenancy starts.

It covers the last three calendar months up to the latest data; the heading shows the exact dates. The chart is updated every day. A ZIP code with only a few leases can be pulled up or down by a single home; the tooltip gives the number of leases. Scroll inside the chart to see every ZIP code.

It opens on every area in ARMLS; tick or untick counties, cities, and ZIP codes to narrow it. Narrow it further with the Dwelling Type and Furnished boxes and the monthly rent, home size, and year built sliders.

Hover over a bar to see the rent per square foot, the average rent, and the number of leases.

Closings over List Price

About this chart

This dashboard shows how many homes closed over their list price. The top chart shows the percentage of each month’s closings that were over list price. Under it, four charts break the last 30 days of closings down by list price range, from under $200K to over $3M: all closings, the percentage over list price, the number over list price, and the median amount over list price. A home closed over list price when its sale price was higher than its list price on its ARMLS listing; the amount over is the sale price minus the list price.

It opens on January 2021 to date; drag the handles of the date slider under the chart to choose the months shown, as far back as January 2000. The newest month is the month so far, drawn in a lighter shade. The chart is updated every day. The 30 days run up to the newest closing; the heading shows the exact dates. A price range with only a few closings over list price can show an unusual median.

It opens on the Greater Phoenix area: the counties, cities, and ZIP codes that make it up are ticked to start with. Tick or untick any of them to change the area, including counties beyond Greater Phoenix. Narrow it further with the Dwelling Type, Transaction Type, and New / Resale boxes and the list price, home size, and year built sliders.
