Listing Success Rate Ranked by City

About this chart

This chart ranks cities by their listing success rate over the last 90 days, highest first. The listing success rate is the share of listings that closed, out of all the listings that ended: closed, expired, or cancelled. Each listing counts once, in the month (or window) its listing ended: the closing date for a closing, the expiration for an expired listing, the cancellation for a cancelled one. A city with only a few listings can show 0% or 100%.

It covers the 90 days of listings that ended up to the newest one; the heading shows the exact dates. The chart is updated every day. Scroll inside the chart to see every city; a printed copy runs over as many pages as it needs.

It opens on the Greater Phoenix area: the counties, cities, and ZIP codes that make it up are ticked to start with. Tick or untick any of them to change the area, including counties beyond Greater Phoenix. It opens on normal sales; tick other transaction types to add them. Narrow it further with the Dwelling Type and New / Resale boxes and the list price, home size, and year built sliders.

Hover over a bar to see the rate, the listings that closed, and those that expired or were cancelled.

New Home Closings Year-to-Date By Builder

About this chart

This chart ranks home builders by the number of new homes they closed in Maricopa and Pinal Counties. It is taken from recorded deeds, so it counts every builder closing, not just homes that were listed on ARMLS.

Each year is counted from January to the latest month available (shown at the top of the chart) so that years compare like for like. It opens on the current year; tick more years in the Year panel and their closings are added together. Data goes back to 2011.

Builders are named as the brand that sells today, so homes closed by a builder that was later acquired count under the buyer. “Other” collects the smaller builders and closings whose deed does not identify the builder.

Narrow the count with the County, City, ZIP, Builder, Property Type, 55+ Communities, and Sale Price controls. The list scrolls; Print and Download Image show every builder.

Flip Sales – Median Measures by City

About this chart

This table compares fix-and-flip sales by city, from residential deeds recorded by Maricopa and Pinal Counties: homes bought and resold by an investor. Each row is a city, with the number of flips, the median hold time in days, the median gross profit in dollars and as a percentage, the median sale and purchase prices, and the smallest and largest gross profit.

It opens on the months recorded so far this year; use the Recording Month slider to choose the period. It is sorted by the number of flips. Narrow it with the County, City, and ZIP panels, the Buyers and Property Type boxes, and the sale price, hold days, gross profit, and gross profit % sliders.

Gross profit is the difference between the purchase and resale prices, before renovation and selling costs.

New Listings by Transaction Type

About this chart

This chart shows new listings month to date, each bar split by transaction type (normal, short sale, lender-owned, HUD). Each bar counts the new listings on ARMLS in the same month, from the same first day to the same last day, in each year, so this month so far can be read against the same days of earlier years. A new listing is counted on the date it was listed, whatever happened to it afterwards.

It opens on the current month, from the 1st to the day of the latest new listing, in every year. Use the Month list and the Days boxes above the chart to compare any month and any run of days, and Month to date to return; if the days run past the latest listing, this year’s bar is drawn lighter. Tick years in the Year box (it opens on the latest 16). The chart is updated every day.

It opens on the Greater Phoenix area: the counties, cities, and ZIP codes that make it up are ticked to start with. Tick or untick any of them to change the area, including counties beyond Greater Phoenix. Narrow it further with the Dwelling Type, Transaction Type, and New / Resale boxes and the original list price, home size, and year built sliders.

Hover over a bar to see each transaction type and the total for the days chosen.

About this chart

This chart compares the number of new listings in each calendar month across years: each month has a bar for every year chosen, so January can be read against earlier Januaries. It opens on the latest 3 years; tick other years in the Year box to go back as far as 2001. The current month is the month so far and is drawn lighter. The chart is updated every day.

It opens on the Greater Phoenix area: the counties, cities, and ZIP codes that make it up are ticked to start with.
