The average CMI is up 1.0%, which is better for sellers than the 0.5% rise we saw last week. It is not a big charge for a whole month, but a small increase is better than nothing.
The number of cities moving in a direction favorable to buyers is nine, the same as last week. We also have nine cities moving in sellers’ favor. The overall single-family detached market has now improved for sellers for 2 weeks. Paradise Valley, Fountain Hills, and Scottsdale have shown the largest percentage moves in favor of sellers. Tempe was the leading city moving in favor of buyers.
The overall movement in the balance between supply and demand has been stubbornly small over the past 4 months. The most expensive areas are seeing their CMIs increase largely because homes are being taken off the market for the summer. The least expensive areas, such as Maricopa, Buckeye, and Avondale, are seeing only a modest improvement.
