Average Cumulative Days on Market for Closed Listings

About this chart

This chart shows the average cumulative days on market of the homes that closed through ARMLS, one bar per calendar month of closing. Cumulative days on market is ARMLS’s own count of the days a home was on the market. Fewer days means homes are selling faster.

It opens on the last four years; tick any year back to 2000 in the Year panel. The newest month is the month so far.

It opens on the Greater Phoenix area: the counties, cities, and ZIP codes that make it up are ticked to start with. Tick or untick any of them to change the area, including counties beyond Greater Phoenix. Narrow it further with the Dwelling Type (condo, mobile, single family), Transaction Type, and New / Resale boxes and the list price, home size, and year built sliders.

Hover over the chart to see the figures for that month.

Expired Listings Year-to-Date

About this chart

This chart shows the running total of expired listings from 1 January to the end of each week of the year, a line per year, so this year’s pace can be read against earlier years. Weeks run Sunday to Saturday and week 1 of each year starts on 1 January, so the first and last weeks of a year can be short. An expired listing is one whose listing agreement ran out before the home sold, counted on the date it expired.

It opens on the latest 7 years; tick other years in the Year box to go back as far as 2001, and use the Month box to count only some months. Use Zoom to latest to see the newest week and four weeks either side, with every year’s total at that week. The chart is updated every day.

Listings Expired Weekly

About this chart

This chart follows expired listings through the year, a line per year. Each weekly point counts the listings that expired in the month up to the end of that week. About a third of listings expire on the last day of a month, so a count of single weeks jumps whenever a month ends; a month’s count always holds one month end, so the years can be compared. Weeks run Sunday to Saturday and week 1 of each year starts on 1 January, so the first and last weeks of a year can be short. An expired listing is one whose listing agreement ran out before the home sold, counted on the date it expired.

It opens on this year and last, with the two years before them faded; tick other years in the Year box to go back as far as 2001. Click a ticked year again to fade it, and once more to remove it. Use the Month box to count only some months of the year. The chart is updated every day.

Percentage of Flash Sales

About this chart

This chart shows flash sales as a percentage of all closings each month. A flash sale is a closing that spent 1 day or less in the MLS (0 or 1 days on market, cumulative), usually a home that sold as soon as it was listed or was listed only to record a sale already agreed.

It opens on 2016 to date; tick other years in the Year box to go back as far as 2001, and use the Month box to count only some months of the year. The chart is updated every day.

It opens on Maricopa and Pinal counties and single-family detached homes, as the original chart did. Use the County, City, and ZIP Code boxes to change the area, and narrow it further with the Dwelling Type and New / Resale boxes and the list price, home size, and year built sliders.

About this chart

This chart shows the average asking price per square foot of the homes for sale, a line per year through the weeks of the year, so this year can be read against earlier years. The average is the total asking price of the active listings divided by their total square feet, taken every Saturday, so larger homes count for more.

List Price and Sales Price per Square Foot – 6 Month Average

About this chart

This chart shows two lines for the homes that closed through ARMLS: the list price per square foot and the sale price per square foot, over the 6 months ending with each month. Averaging over six months smooths out the month-to-month swings while still reacting faster than a 12-month average.
