Active Listings by City and ZIP Code

About this chart

This chart counts the homes listed for sale on ARMLS on the 1st of every month since January 2011, as stacked bars.

By default it counts Active listings. Tick Coming Soon, UCB / CCBS (under contract but still accepting back-up offers), or Temp Off Market in the List Status panel to add them to the stack. A drop-down chooses what the bars are split by: list status, dwelling type, transaction type, or new / resale.

It opens on Maricopa and Pinal Counties with every city and ZIP code included. Use the County, City, and ZIP panels to focus on any area, from a whole county down to a single ZIP code. Narrow it with the Dwelling Type, List Status, Transaction Type, and New / Resale boxes and the list price, home size, year built, and days on market sliders. Use the date slider, or Full range, to choose the stretch of history shown.

Cromford® Demand Index and Cromford® Supply Index

About this chart

This chart plots the Cromford® Supply Index and Demand Index together for the whole ARMLS market, all areas and all dwelling types, one reading on the 1st of each month since January 2001. Above 100 means more supply or demand than usual and below 100 less than usual; between 90 and 110 counts as within the normal range.

The options add the Market Index as a third line, switch to a logarithmic axis, mark each year at July or January, and label the minimum, maximum, and latest values. Use the date slider, or Full range, to choose the stretch of history shown.

The Cromford® Market Index as a Predictor of Future Annual Price Appreciation

About this chart

This chart sets the Cromford® Market Index beside annual appreciation for the whole ARMLS market, all areas and all dwelling types, one reading on the 1st of each month since January 2002, with the rate of inflation (Consumer Price Index) alongside. It shows how a shift in the balance between buyers and sellers has been followed by a change in prices.

A reading below 90 indicates a buyer’s market, above 110 a seller’s market, and between 90 and 110 a balanced market. Appreciation is the change in the average sales price per square foot over the last 12 months compared with a year earlier.

The options label the minimum, maximum, and latest values and switch the Market Index to a logarithmic axis. Use the date slider, or Full range, to choose the stretch of history shown. Hover over the chart to see the figures for that month.

About this chart

This chart shows the median sales price per square foot over the 12 months up to each month, as one bar per month from January 2001. Price per square foot lets you compare homes of different sizes; the median is the figure in the middle, so a few unusual sales move it less than an average.

Narrow it with the Dwelling Type, Transaction Type, and New / Resale boxes and the sale price, home size, and year built sliders.
